Residential Complex “Cherkovna Residence”
“Cherkovna Residence” is a residential complex of three buildings in a closed perimeter, located between Cherkovna Street, the Church of the Holy Virgin, and the OMV gas station on Vladimir Vazov Boulevard, in close proximity to the “Vladimir Vazov” metro station. It comprises 8 residential sections—five in Building A, one in Building B, and two in Building C—organized around a richly landscaped inner courtyard inaccessible to vehicles, with relaxation zones and direct access to each entrance of the three sections. The façade features three-level patio-style openings that connect the interior and exterior spaces, improve air circulation, and bring in abundant light from the south and west. Each patio includes a green island with a decorative tree and benches for rest. Despite the loss of residential area, the architectural solution leaves a memorable mark on the urban development of the capital.
The buildings consist of a ground floor, six typical floors, and two terraced levels. The residential floors have a structural height of 3 meters, creating a sense of airiness, spaciousness, and more natural light, with all bedrooms facing the quiet, green inner courtyard. The layouts are highly optimized and extremely functional. On the top two terraced floors—the seventh and eighth above ground—are maisonette-type penthouse apartments with double-height living rooms, galleries, and large panoramic windows offering breathtaking views of Vitosha Mountain and Sofia, ideal for modern interior solutions. These units feature three and four bedrooms, bright bathrooms, and spacious terraces.
The complex is gated, with controlled access, 24-hour security, and video surveillance covering the building perimeter, residential entrances, and access to the underground levels via entrance ramps. There are three basement levels, providing garages or parking spaces for each apartment, as well as parking for the commercial units.
Construction is planned with high-quality materials—facades clad in etalbond and clinker bricks, walls built with 25 cm Wienerberger Porotherm 25 N+F bricks with additional thermal insulation, sound-insulated flooring throughout, five-chamber window frames, Porta Doors entrance doors with three-point locking, granite finishes in common areas, and all modern installation systems.
The complex is designed in a modern industrial style. The interplay of light and dark geometric shapes, softened by floral accents, creates a sense of luxury and prestige. Premium façade materials ensure long-lasting aesthetics and excellent sound and thermal insulation for the residential spaces. The adjacent wide sidewalks will be richly landscaped with trees and illuminated with stylish lighting, adding comfort and elegance to the surrounding environment.
